Nothing makes us happier than taking an abandoned, dirty, underutilized property that even rats avoid and restoring its value, bringing it into regulatory compliance, getting it ready for transfer or redevelopment, and watching it become something useful and vital to the community.
In urban planning, a brownfield is any previously developed land that is abandoned, vacant, or underutilized. Typically, these sites are known or suspected to be environmentally impacted from past industrial or commercial activities. Such pollution impacts can include building/structure, soil, and groundwater contamination and may complicate the expansion, redevelopment, or reuse of the site.
Example sites include abandoned factories, landfills, dry cleaning establishments and gas stations. Typical contaminants include hydrocarbon spillages, solvents, pesticides, heavy metals like lead and mercury, and asbestos.
A brownfield site doesn’t have to be a vast, decrepit, long vacant hundred year old industrial property to become a complex remediation project. Even smaller sites can have many balls in the air and complex decision trees at any given point in the restoration process.
